The net return on your sale is built in careful small steps before the sign goes in the ground. These are the steps I do with every seller, in the order that actually matters.
Price on evidence, not sentiment
Start with recent closed sales of comparable homes, not with what you paid or what you need. I pull two dozen or more comps, study list-to-sale ratios, and look at what actually closed in the last 90 days versus what is still sitting.
Then we choose the price that can draw multiple offers without pricing out of the range. There is a reason so many of my listings go pending in the first couple of weeks.
Declutter, then declutter again
Buyers need to see the room, not the accumulated them. Pack up personal photos, reduce closets and counters by about a third, and aim for rooms that feel open and airy. Storage looks generous when it is 20 percent empty and cramped when it is full.
Repair the small things so the big things are believed
Scuffs quietly negotiate against you. Fix dripping faucets, drawers that stick, chipped tile, and the door that does not latch. Higher-risk items like the roof and HVAC get inspected in advance so nothing surprises us mid-escrow.
Let the light in and stage the story
New Mexican sellers have an advantage: light. Open every curtain, replace dim bulbs with warm bright ones, and stage the main rooms so buyers can picture their own furniture. A lightly staged room reads larger and higher-priced than a cluttered one.
Photograph it like the listing it is
Buyers scroll photos before they phone. We shoot during golden hour, cover every room, celebrate the outdoor space, and show the flow of the house. Listing photography sets the tone for the whole show season.
