Where you live
Albuquerque is not one market; it is a dozen neighborhoods with different streets, school areas, sun exposure, and price rhythms. This page is your map to the areas I work, so you can narrow the city to the two or three places that deserve your time.
Whatever your lifestyle, there is a New Mexico neighborhood that fits it. The trick is comparing them on a level playing field, and that is what we do together.
Every street has its own market rhythm.
The best neighborhood for you is the one that survives the other 5,900 hours of your year, not just the weekend. Before we look at street names, write down your commute tolerance, school priorities, how much land you want, and how close you need to be to town. Rank them, and half the neighborhoods in Albuquerque eliminate themselves.
The neighborhood decides the resale curve as much as the house does. Two identical floor plans a mile apart can appreciate at different rates because of schools, commutes, and how the area is filling in. I study the direction each area is moving, not just the median price, so the home you choose today is still a smart asset when you leave.
Weekend open houses are lovely; a Tuesday evening drive is more useful. When we narrow your list to two or three areas, we build a tour that covers the commute, the grocery run, the school zones, and the walk at dusk. That is the neighborhood test that no listing photo can pass.
