I report the same facts to both parties in writing, treat each side with respect, and let the attorneys and court handle the relationship. When offers arrive, you see the same numbers at the same time, which prevents the process from becoming another argument.

Selling while separated

If one spouse still lives in the home, we stage around the reality: schedules, pets, and children. If the house is vacant, we prep it fully. Either way the sale is timed to the separation agreement, and the proceeds are documented precisely so the division is simple for the attorneys to finalize.

Keeping the home

When one party can afford to keep the house, the first step is the buyout math: the value, the refinance capacity, and the affordability of the lone payment. If that works, I manage the refinance coordination; if it does not, we know that early and move to the sale while the market still cooperates.
