Buyers

New construction in Albuquerque: plans, upgrades, and builder contracts.

A brand-new Albuquerque home can be the best value in the market or the most expensive mistake, and the difference is usually in the contract, the lot, and the upgrade sheet. This page explains how new construction works and how I protect buyers through every builder meeting.

From the first model-home tour to the final walk-through, my job is to make sure the price, the plan, and the fine print all serve you.

The honest upsides of buying new

Where new construction gets tricky

How I work with builders and you

I review the sales agreement, the timeline, the upgrade sheet, and the specs before you sign anything. I negotiate what is negotiable, verify the permitted square footage, and walk the home at pre-settlement with your inspector to itemize every punch-list item. When the builder is excellent, business is a pleasure; when they slip, you have an advocate who has read their contract twice.

Start with the neighborhoods, then the builder

Ventana Ranch, Taylor Ranch, the Westside, and new phases around Volcano Vista are where the pencil goes to work near Albuquerque. Tell me which communities are on your list and I will pull current lot prices, builder incentives, and comparative values so you buy with full context.
