Build the portfolio on math, not momentum.
The Westside and Ventana Ranch draw steady single-family renters; the University area and Nob Hill feed classic rental demand; Corrales and the North Valley suit higher-end cash-flow properties and short-term luxury rental. My market-area reports go street by street for each investor profile.
Bank-owned and short-sale properties can be among the best investor deals, and they carry their own paperwork gauntlets. I have direct experience with both, so when a distressed opportunity appears, you are not learning the process at your own expense.
Most of my investor clients are not in the state. I video-walk properties, send the underwriting numbers written down, attend inspections, and close cleanly. Tell me the market you want, the budget, and the number you need to see, and we will work the math together.
