Market news
The market changes faster than the headlines, and the buyers and sellers who win read the current numbers, not last season ones. This page tracks what is moving in Albuquerque right now, sourced and explained.
For the numbers that apply to your exact street and price range, a conversation beats any page.
The market is a sunrise: changing every day, beautiful to read.
The Greater Albuquerque Association of Realtors reported a median detached-home sale price near $386,000 in July 2026, roughly 4.3 percent higher than a year earlier; measures including condos and townhomes sit a bit lower. Homes spent about 31 to 37 days on market on average, and well-priced, well-presented homes were going under contract in 12 to 16 days.
Those are the weather reports. The forecast that matters is your area, your price band, and your competition, which we pull fresh in every consultation.
I publish the monthly read on the blog and can send you the personal version: your address, your street comps, and the trend line for your block. That is the update you actually act on, and it takes one message to receive.
