Reading listings
Every listing detail page is an argument, written by the seller side, for a price. This guide teaches you to read past the staging and the adjectives to the facts that decide value.
I look at hundreds of listing details a month; this page shares the exact checklist I run on every one of them.
The detail page is the beginning of the story, not the end.
Listings carry a lot of markup. Start with the facts that move the value:
What is missing from the photos is as informative as what is in them: no kitchen shot, no ceiling shots, no garage, no view from the front door. I read every listing with those gaps in mind, and I will flag what to ask at the showing before you ever schedule one.
When you see a home you like anywhere in the metro, send me the listing and I will reply with my read on price, competition, and risk plus, when it is worth a tour, your honest walk-through checklist.
