A price reduction is either an opportunity or a caution, and telling the difference is where local data earns its keep. This page explains what just-reduced listings really mean and how I find the good ones for buyers.

If the home was well-priced against comps to begin with and the cut simply restores the market line, it can be a fair buy. The best reductions I flag for buyers are ones where the seller bent a little, the structure is sound, and the conversation is now worth having. I run the comps before you go so we both know the floor.
