Over-building for the neighborhood is the classic mistake: a gourmet kitchen tower in a starter-priced street rarely returns its cost. High-end fixture additions in a value market, and personal taste upgrades that the next buyer will rip out, all lose money. The market sets the ceiling; the renovation buys speed and certainty within it.

The two-week plan versus the two-month plan

For most homes, the difference between selling as-is and selling prepared is paint, light, staging, and the top three repairs, which fits in two focused weeks. Structural or kitchen renovations run longer and need their own math. I give you both plans, with the expected return of each, before you spend a dollar.
